    1. How long does it take to get the Essential Landlord forms I buy online with my LPA membership or individually?
    2. Do I have to pay for Essential Forms when I have an LPA Membership?
    3. Can I come back to the site to retrieve forms I purchased in the past?

    5. The Free Forms are all in Acrobat Reader. Can I get them in MS Word so I can customize them?

    1. How long does it take to get the Essential Landlord forms I buy online with my LPA membership or individually?
    All of The LPA forms are instantly downloadable when purchased with a credit card with or without a membership.

    2. Do I have to pay for Essential Forms when I have an LPA Membership?
    No. LPA Members get ALL of The LPA Essential Forms and Free Forms FREE for unlimited downloads. Just be logged in and download the forms.

    3. Can I come back to the site to retrieve forms I purchased in the past?
    You can retrieve forms you purchased for 30 days after your order date directly from www.theLPA.com by logging on with your username and password. You go to "Your Orders" (upper right of screen) and click on your order #. You can then re-download the forms.

    4. Are the LPA forms legal in my state?
    Yes. The Landlord Protection Agency's Essential Forms Management System is designed for all 50 United States + Canada for MAXIMUM LANDLORD PROTECTION. The LPA's State Specific Lease Clause Index and the State Specific Notice Period Chart makes it easy to make sure your forms are in compliance with your state's requirements.

    5. The Free Forms are all in Acrobat Reader. Can I get them in MS Word so I can customize them?
    All the Free Forms are downloadable in MS WORD as a courtesy for Landlord Protection Agency Members. Just be logged on with your member username & password.

    6. I do not have MS Word. Do LPA forms come in Word Perfect, Adobe PDF, or Works?
    Yes. The LPA site is programmed to provide all Essential Forms in MS Word and the Free Forms are in Adobe Acrobat Reader (PDF) and for LPA members in MS Word. We also have the forms available in Word Perfect, Adobe PDF, and Works on request. Incidentally, if you order a 2 or more year membership, the Forms Disk CD comes with all the versions of all our forms.

    7. Are the LPA Leases and other forms ever updated?
    Yes. We update the forms as much as we can. We make revisions to the lease and rental agreement forms whenever we have a new idea or experience that will strengthen the landlord’s position in the agreement. Just when we think we’ve seen it all as landlords, something happens to give us a new experience to learn from.- and that’s when we update our lease and share it with you. We do our best to keep the state specific information as up-to date as possible. You may see from time to time we’ll add a new rental form to the site too.

    8. Do I get a Forms CD rom disk if I join The LPA?
    A Special FREE BONUS Forms Disk comes with 2-5 + year LPA Memberships. This also applies to LPA membership renewals. Having all the forms all on disk is a handy time saving convenience.

    9. Do you have a Lease Agreement for Apartments and Condominiums?
    The LPA Apartment Lease is designed specifically to protect landlords against common tenant situations when renting apartments and condominiums.

    10. What makes The LPA Essential Forms so unique?
    The Landlord Protection Agency was founded on the principle of "landlord protection" through effective property management. Our highly specialized / non-generic forms were created as a result of many years of landlording experiences with tenants. It took many painful and expensive real life experiences to create the clauses in our lease agreements and the various but necessary supporting property management forms. All our forms are written for the benefit of the landlord - not the tenant. Although we encourage our landlords to be fair to tenants, our forms are very landlord sided. Over the years, The LPA Lease Agreement and supporting documents have been praised by experienced landlords, lawyers and judges across the US and Canada. These are not generic ordinary legal forms.
