The Periodic Inspection Report is used to chronical and document the condition and maintenance habits of your tenants. It's purpose is to help you halt any bad habits, neglect or abuse to your property by tenants before any serious or costly damage occurs.
Many landlords prefer to inspect their rentals periodically, not only to make sure the tenants are taking good care of the property, but also as a form of preventative maintenance in keping the property in tip top condition.
This document is not only a complete condition checklist, it also puts the tenant on notice that the condition has been documented, dated and acknowledged. It will be very difficult for the tenant to argue the facts noted on this form which is signed by them! They are reminded that the premises may have been photographed and video taped prior to occupancy and also upon vacancy. It can also be used for internal property management puposes without being shared with the tenant.
