I use the age old formula of what the market will bear less a proportionate deduct for easier long term tenants plus aggravation expense (for those harder tenants) to come to a figure somewhere in the middle. Or you could just use the Sunday newspaper for a median price. You'll have to check your state for more specific regs in terms of notice & % of rent increase. Be sure to give at least 60 days notice of any change.

How do I figure out how much of a % I'm able to increase ligally?
