If the carpet is beyond it's normal life and is also in such a condition that it is not adequate, I would say that it is your responsibility to replace. On the other hand, if it is newer and there is damage, charge them for the undepreciated amount and replace it.

Thanks the unit is now 6 years old & she was the first tennant to move into that unit. GGGGRRRRR

    The landlord is responsible to replace the carpet every 5 years. It is the law.

This is not good advice. Depending on how long you've lived in a rental unit, oregon law will make the tenant responsible. If a tenant resides in a rental, carpet replacement is the landlords responsibility every 5 years.
