geting my tenants out

I have a rather complicated problem. I have a male homosexual couple living in my rental. I want them out, but not for their tendencies.
They have broken the lease on several different regards, but I can't get them out fast enough. At last count, I have at least five different violations. The tenants are in the process of getting violation notices on their transgressions. Do I have the grounds for eviction based solely on the number of the violations? Do I have to give them the oppurtunity to cease for them all?
The big problem is that they have made quite a few unauthorized changes and it will probably be upwards of five thousand dollars to return the place back to "normal."
What recourse do i have available to me? The situation is becoming very bad. PLEASE HELP.

Your lease or rental agreement can tell us a lot. What is length of time to cure a default in the default clause? Hopefully it's a short amt of time (3 days) like our lease has.
It's good that you sent them violation notices. Do you have a timeframe in the notices for the violations to be corrected?
If they don't comply, you can evict them. Just collect your facts and evidence to bring to court. Copies of the notices will help especially if they were personally served or signed for certified mail.
Hopefully your lease has the tenant responsible for your attorney or court costs too. Tell the tenants that they are responsible for these costs. If you don't have alease that contains alot of these clauses like the LPA lease does, maybe you'd be better off using a Lease update date for to change some of the terms. They might argue it if your agreement doesn't provide for unilateral modifications.
I know you're worried that even if you make them leave by either eviction or not, you'll still be stuck with serious damages and expenses to restore the unit. I'm sure you don't have a sizable enough security deposit to cover the damages, otherwise you wouldn't be so worried. But you may still be able to obtain a judgement on the damages against the tenants. Hopefully they have assets or salaries to attatch. It is also possible that they can be charged criminally for what they have done to your property.
