Can somebody please help me with this? If a tenant (to be) signs a 1 year lease (with a security deposit) in February 2002 to begin in August 2002 and then needs to break the lease, are they able to do that? What are the limits that a landlord can impose in this situation?

What are the limits that a landlord can impose in this situation? >> Hi, The tenants (depending on what your lease says) are responsible to honor their agreement with you. Breaking the lease does not legally releive them of their obligations. They are liable for breaching their promise to rent which would at minimum cause the forfieture of the security deposit. The extent of damages to you will depend on your cost and time to fins another qualified tenant before Aug. 1 to replace this tenant. If you do, then you might not be able to charge any rent as damages. It's not a bad idea to talk with a lawyer about the situation. Good luck. Jack
