Hello, Question #1: I purchased a four unit rental property in January. The building was going into foreclosure and I purchased the building from the previous owner before the bank foreclosed. The building is fully occupied. Upon the transfer of the building the previous owner did not give me any leases on the tenants currently in the building. I sent a written letter to the tenants that I would honor their leases, if they had leases, upon receipt of the leases by a certain date. I also requested that the tenants set up a walk through of each apartment by a certain date. None of the tenants scheduled walk throughs or presented me with the leases. I was only told that some of them had leases but have yet to see them. I never received any leases from either the tenants or the previous owner. Since I never received the leases I assumed that the tenants would be considered month-to-month tenants. I now wish to have the tenants vacate the premises so that I may re rent the units. Do I have the right to do that? Question #2: One of the tenants that I have decided to ask to vacate has contacted an inspector stating that I haven't done certain repairs to his unit. Repairs that I wasn't aware of until the inspector contacted me. I still wish to have that tenant vacate the premises but not because he contacted the inspector but because I choose to move into that unit myself. Can I do that? and if so how can I assure anyone that the reason the tenants have to vacate isn't because I was upset with them contacting an inspector but because having htem vacate the premises were my intentions in the first place? Please Help
