I have gotten to the point of not knowing what to do in my situation. I own the house, a duplex, where my renter rents the downstairs, and i live upstairs. She thinks she runs the place! She has been very mouthy towards me, and also doesnt work...just drinks all day long(section 8). She also opened my mail(rent checks) which were addressed to me! I just want to get rid of her, and have this as my primary residence...since i already live here. Her lease is up in november. I guess i just need some guidance here on what i can and cant do....anyone know of any good advice of what i can do? also, is it alright if I have animals as pets, and tell her that she CANNOT have them? Because she keeps using that against me......anyone!?! HELP!! thanks

If not, give her and sec. 8 her notice to vacate. If she wants to know why you can have a pet and she can't, tell her you are the owner and have rights to do things that tenants don't have. I'd suggest a locking mailbox for your mail. Tell her to get a PO Box if she doesnt have a separate mailbox. I think it's important to have everything in writing. Unfortunately, with section 8 it can be rough evicting somebody. Good Luck. Jack Lisa? Any ideas?
