Re: Carpet is 5 year property. by Phillip in WNY on March 12, 2007 @08:46

It is also MACRS or Double Declining Depreciation, so the value of carpet that originally costed $1,500 and is 5.5 years old is worthless. Keep in mind that 5 year MACRS property is depreciated on a half year basis. If it were 3 years old, it would be valued at:
Original: $1,500
Depreciation in Year 1: $300
Value at Year End: $1,200
Depreciation in Year 2: $480
Value at Year End: $720
Depreciation in Year 3: $288
Value at Year End: $432
Depreciation in year 4: $172.80
Value at Year End: $259.20
Depreciation in Year 5: $172.80
Value at Year End: $86.40
Depreciation in Year 6: $86.40
Value at Year End: $0

My new investment property program has all of these calculations included.
