Bravo! Well said my cyber friend.

Excellent info regarding the proof of renter's insurance that is inclusive of dog coverage, license, shots, and so forth. Many local govts require licensing, so I would also add clause to new lease requiring tenant to comply with all local requirements governing pets. (This covers you for leash laws, poop scooping, etc) The last thing you want is a neighbor complaining about pet waste being left on the sidewalk or in their yard. Might also want to consider a clause about neutering or spaying the dog.
