I don't want to tell them that. The new owner might want to use one unit as owner-occupied and find a new tenant for the other.

    Sorry, L-Boogie. None of you has a choice. That is the law. You must notify the new owner or prospective owner of a tenant in place with a current lease. If you fail to do so and they only find out about it after they have bought the place, they can come back and sue you for non-disclosure. If the new owner tries to kick out the tenant with a current lease for no cause, the tenant can sue.
