For my properties with exceptional inclusions such as fobs, card readers, etc., I include strong lease clauses to cover damages (as opposed to normal wear and tear).

IMHO, if a fob is damaged while in the tenant's possession, take actions in accordance with the lease clause. I wouldn't call tire tread marks, or running it through a garbage disposal "normal wear and tear".
