I have single family house I plan to rent to students. Is there a particular clause that you have to reference in the TERM section of the lease that states the following or is this irrelevant?

"TENANT(S) AGREES TO RENT A SHARED APARTMENT AS A FAMILY UNIT, UNDER THE FAIR HOUSING ACT OF 1988 WITH OTHERS BEGINNING ON such and such date........"

You cannot "force" a family unit legally.

You just need to add the standard jointly and severally clause and make sure they all understand it fully. You are not allowed to ASK the relation of one applicant in a party to another, let alone make them agree to be a "family" LOL.
