On potential tenants, I always do credit checks. Can I also do criminal background checks? And if so, any recommendations as to where I can send for them? I'm in IL.

Make sure you always get a driver's license scan of every person over 18 in the unit. It will give you their exact legal name and birthdate necessary for the background. It is a bad sign if one or more of them claims not to have a driver's license or state ID. Do not use stustitutes. Get a Social Security number too. Get the license plate numbers of all cars too along with the vin numbers. If the stop paying or just piss you off real good you can always look up the finance company and ask if they need the car repo'ed and give them the address. They will not insist you give your name.

I always get a photocopy of driver's license, and ask to see the original as well. do not accept expired ID. if you have a copier/scanner, ask them if they would like you to copy it for them......makes you sound nice. tell them it will save them the time and charge for doing it themselves.
