Call it pet RENT, not a deposit. A deposit, even a non-refundable deposit, is still a deposit and has to be returned if there are no damages.

Rent is just that, rent. It can be a one-time rent payment, same as a deposit.

Hmmmm Interesting, I am going to look into that and see if it can fly in MA.. Some have offered to give me cash nothing in writing as callateral/deposit, for me to accept there pet. I have pets and understand the importance of them. I also see the damage that can be done when an owner does not look after there pet.. That said I have rented to people without animals who were animals themselves, the joy of being a LL ;-).
