Teddy, You can guarantee that every landlord who posts on this site (and you should remember this is a landlord site) has been taken advantage of by tenants over the years. I have been through the wringer because of LLs lying to the city claiming mold in my house and when it was investigated, they had fabricated evidence and there was no mold. Mind you, the report made against me is still on record with the city. We also get lots of tenants posting stories on here that don't add up, so pardon people for being skeptical. Being that the people on this site are not slumlords, we cannot even begin to fathom how a property would be in the state you describe and still be on the rental market. In my case, I know that there is no way on God's green earth that my city would allow you and your family to be allowed to remain in that house. You said you get assistance with some of your bills. Can you contact the agency that helps you and ask for their advice in finding you somewhere else to live. Call the city welfare people and see if they can help. If the property is in such dire state of disrepair, I still find it hard to believe that the city is just letting this drag on. My city would be chasing down the LL, getting you moved and stopping her from renting it to anyone else. I suggest you contact legal aid and get help.
