Too late to ask for damages from former tenants?

My tenants packed up and left in the middle of the night, breaking their 1-year lease, leaving extensive damages and a lot of trash, old furniture and debris behind. It has taken me over two months to get the place back in order so that I can start showing it to new prospective tenants. I have yet to send the former tenants a written list of the damages since the repairs have taken a long time and I didn't know what the total cost ($10,000+) would be until now. Is it too late for me to act in court because I failed to notify them in writing within the allotted 3 weeks window? Thankful for any advice.

Unfortunately if you don't send the list of deductions or an estimate within 21 days then you lose the right to keep the security deposit. So you must return that, however you may still sue them for damages.
