Interesting Co-tenant situation - what to do?

I got a situation where a co-tenant is no longer paying for his share of the office and expenses. Let's just say he's in jail and mostly likely won't have the money to pay even if I take him to court. What is the process from hereon? Do I start the eviction process? Can I keep his property and sell it to cover my lost? My main concern is go through the process so I'm legally covered. A template sub-lease agreement was signed. Are emails a valid communication for this process?

A sublease puts you effectively in the position of LL over the sublessee -- so follow your state's commercial rental statutes for eviction and, if necessary, abandonment of property.
