What is my liability exposure when renting an apartment in my barn and the use of two stalls to stable the rentee's horses?

High, that's why you carry insurance to cover your loss and your liability.

An apartment in your barn!?!?!? You're kidding right? If not, liability is huge. That is not a living area.
