upkeep of yard

I have tenants that have been having a difficult time remembering to water the lawns, pick up the limbs blown down by wind, mow the lawn, rake the leaves, etc. It was stated in the signed lease agreement that tenant would be responsible to keep the yard up, including all of the above mentioned. I have had to put water on the lawns and mow them several times this summer and we even offered our riding lawn mower and gave them hoses and sprinklers. What do I do next to get them to abide by their agreement?

Not do their job for them and issue them a 30 day (or State required) lease violation notice.

When the lease is renewed hire a lawn maintenance service to keep up the lawn and add it to the rent.
