Hey Christy, How are doing? Got all your places rented? I just rented a place yesturday, still have a vacant rental 2 months running. Another tenant just moved out, turned in the keys last night and she wants to move back in. She didn't know what she wanted, she signed a lease on a house that already was not acceptable to her. Another tenant that I am prepared to give a 3 day notice to vacate tomorrow if they don't pay their rent today. We're working hard to have everything rented and straightened out before snow flys, although I don't expect to get any good tenants for the next 5 to 6 months.

Had 3 openings this last month. One rented mid October, one is coming tomorrow for paperwork, and one still open. The warm weather helped I think. The one open unit is a higher end unit and may be vacant all winter. Don't expect to see too many qualified applicants for that one during this season. Downstairs half is occupied though, and it is well insulated and has a new furnace. Hopefullly it won't cost me much to heat. Beyond that all others are full and paid on time (one tenant a week early!). Been spending the rest of my time having a food drive for a local food pantry through my girl scout troop, and helping fund our lawsuit against the city for charging us for water bills. I'll let you know how that works out. I'll send you an e-mail and explain further. Can't believe she moved out and now wants to move right back in!!! Is she immature or what? That's just crazy to spend all that effort to move out and want to come right back. And she is on another lease already. What did you tell her?

That is crazy isn't it? She didn't know what she wanted and didn't have a reason to move. You know tenants, they lack stability, move every year. Maybe this economy has something to do with it. I was thinking with most people who have anxieties during stressful times, it's either fight or flight, most take flight. With so much uncertanties with what the economy is doing to people, I think it's causing them anxieties, so they run. This tenant had second thoughts as soon as she signed a lease for another place, when she moved into it yesturday, the basement was flooded and that was all it took. Her 21 year old son woke up this morning early and said to her "I want to go home". lol She is a good tenant, didn't want her to move in the first place. Good tenants are hard to come by. So we got her to sign a lease renewal for 17 months with a $25.00 rent increase begining April 1st. She had the rent, this was the easiest "filling a vacancy" I ever had in 24 years.
