break of lease by dan r (pennsylvania ) on November 1, 2009 @12:09
I gave my house as a "rent to own"and documented the conversations about the agreement.I mailed the papers to them and they never returned them signed or anything.I put in the agreement a 3 month awareness of moving out clause and now on the 31st I get a txt messege they are moving out when the rent is due on the following day.I moved to oklahoma and the house is in pennsylvania and cannot afford to go back to fight this and was wondering what steps i should take.I have the original agreement i sent them on file if anyone needs to review them.thank you

You let someone move into your house before signing any papers? And now you are out of State? Well you can't hold them to a lease or "rent to own" agreement since they didn't sign anything. All you can do now is let them move out and start over with someone new.

They were living in your property without a written agreement. That makes them a M2M tenant and they owed you a 30-day notice they were leaving. You can sue them for the 30 days of rent, or just withhold it from their deposit, along with any damages. Be sure you send the SDSS within XX days as required by PA LL/T law.

she was my neigbhors daughter and he bought the house next to him and moved his other daughter into that house.well last month that daughter left out so my renter moved into that house n stuck me good.they're problems shouldn't be my problems.what is the fullest extent i can go for here?Oklahoma is a 1 party state and i have the recordings that she verbaly agreed to the lease i mailed to her and had constantly asked why she has not mailed it to me?isn't this theft through deception or something?

I traveled to pennsylvania and checked out the house, not good. The renter tore the drywall out of one of the bedrooms, stripped the interior doors and one of the exterior doors, stripped the linoleum and carpet out of the bathroom, tore the cabinet out from above the refrigerator opening, tore the breakfast bar out and threw it outside in the weather along with the refrigerator and dishwasher.she painted the paneling a nasty red color in the kitchen and bathroom.she also left her new refrigerator there thinking i was not going to be there any time soon.when i showed up her mother claimed it was hers and i told her it stays til this all gets settled in court.
