If, in fact, you have an annual lease and is does not expires until 8/1/2010, he cannot make you leave on a 30-day notice, unless there is a lease-break clause contained in your lease. Read it to be sure. If no lease-break clause, he cannot remove you from the property except for a violation of the lease agreement, or for non-payment of rent. After you have reviewed your lease and are confident about it not having a lease-breaking clause, then you need to talk to your LL and explain that you cannot be removed except for lease violation or non-payment.
