Wow! This past summer a had tenant who would lay in the yard with only a skimpy 2 piece thong covering very little.
She seemed to enjoy the effect she had on the road crew working construction.

In the evenings she would make her rounds to talk to anyone who would listen to her gossip. She would fabricate stories to keep them interested.

Yeah, I know. How do I know all this about her. Well, her neighbors really like to watch things for me. A block watch, you know, like the cops set up. I was a little taken aback by the reports.

Then she brings in this boy friend with a big mouth. She needed to leave and take him with her . . . far away. I watched her play her game the whole summer until she finally sought out new digs. She was one strange egg, but, I guess it takes all kinds; hey, look at me.

So, now I'm waiting for the next one. Ain't life grand?

I have tenants who rented a house this Spring, paid on time until a couple of months ago. They thought they could begin to manipulate me on paying late without the late fee, he was an ass on the phone until I told him what's what. Then next month (Oct) his wife called to explain that rent will be late again more than willing to pay the late fee this time. Her hubby "got laid off" but was going to start a new job the following Monday. She said she could pay half on time and the rest later when he got his first pay check. I told her that wasn't good enough, I would except no less than 2/3rds of the rent and the rest when she got her next paycheck. They have been a PITA, my husband had to hunt them down the day I expected the rest of the rent and they did not call, he got all but $48.00 and his pay stub which I required.

I suspect what happened was that he got fired because he didn't show up to work when he was arrested for beating her up. Here we are today the first, already no show with the rent. Tomorrow they will be hit with a 3 day notice to vacate.
