I have question

Tenant(T) Since I am renting your house can I put this article in your shed to save room in the house? Landlord (LL) Yes, but I have the only key. T That's OK. I won't be needing it soon. Months pass & then the tenant says they are moving out. The LL agrees to let them go with no penalty fee for early quit. LL removes article in his shed & places it on porch in plain view of T (this happens 2 weeks before move out) In court judge says LL harassed T by removing the article from the shed too early. LL should have waited until the day T was moving. Is that Harassment???

I have 2 questions. Why were you in court with your tenant? Why was the article placed on the porch 2 weeks before the tenant moved?

What kind of "article" are we talking about? Maybe the judge sees some relevance to that? Is it something valuable?

Everytime you do more than expected, bend over, accommodate them, it always comes back to bite you in the hiney. Apart from that, in court, body language and tone of voice tells the story. No doubt you are angry at the tenant for not paying 2 months rent for breaking her lease but then to be accussed of harrassment in court. Each time we learn a painful lesson when we do more than is expected for a tenant, and future tenants wonder why we are mean and wont give an inch. Ha.

Fortuna...You are not telling the whole story about all the things you did before the container incident that caused the tenants to move out early. Somehow you did harassed this tenant. Even the judge agreed you had. The container incident was simply the last straw. So, quit harassing your tenants and you will do better. Didn't the judge explain it to you?
