The big deal is that, while you suspect your place may have lead, you don't know that for sure. It can't be proven that you have knowledge of lead there. The poster DOES know that his place has lead. He has tests and reports. He must disclose these to future tenants according to the lead paint statement and federal law. Failure to disclose these would open him to huge lawsuits. It would be proved easily by future tenants that he knew there was lead paint and that he failed to disclose it. Better to disclose the lead and show the certificate of remediation. This would prevent him from being sued. He found lead and fixed it.

Perhaps you missed this part of my post:

"Just provide the info that lead-based paint has been encapsulated on exterior and the continue the usual "may be present" for the interior." Maybe I didn't spell it out completely, that you do in fact have to provide the reports. But I wouldn't have a complete conversation revolving around the lead issue with my tenants. Just provide the reports, etc. and move on.
