Issued a Notice....

I gave my tenants three 10 Cure or Vacate Notices. Its now the 11th day and I am going over to see if they complied. I guess I want anyone's advice. I took pictures of what they were violating in the lease. I will obviously take more pictures today if they have not complied but should I have anything written up to have them sign (if they will) saying they did not comply within the 10 days? I really am hoping to evict this tenants as they have proven to be deadbeats and want to make sure I have everthing I need when doing this. Thanks

Is a 10 day cure/quit notice all that is required to pursue an eviction if they have not cured the lease violation? If so, then file for eviction. You don't have to get their signiture on any statement admitting their laziness.

Get more pictures. I doubt they are going to sign anything. If they've been through this before, then they know not to sign anything. Hopefully by the time you go to court, they haven't cured what they are supposed to, and you can get them out.
