Is a 10 day cure/quit notice all that is required to pursue an eviction if they have not cured the lease violation? If so, then file for eviction. You don't have to get their signiture on any statement admitting their laziness.

Yes thats all that is required. These people have been through the eviction process more than once. (They gave me false information and had family members/friends pose as previous landlords) I know I made a mistake renting to them, but now I'm trying to fix it before it gets worse. But my point is I have a feeling they know some loopholes and the system
