2 things, your lawyer gave incredibly stupid advice, a 3 day notice for eviction was your ticket. Why the heck would he/she suggest a 30 day notice lapse of time, never heard of that.

Second, how long have they been useing the washer and dryer in the state of condition you are describing? Why bother with it now? Let it go, have no contact with your tenants, do nothing that can be construde as harrassment. They should be thrown out soon. If the eviction was done properly with a 3 day notice to start, you could have had them out in 4 - 6 weeks. Next time hire a competent lawyer.

Live and learn, right? Its cheaper than college tuition (so far). And a much more useful lesson.

How easy/ or tough is it for a landlord to evict on his own? I feel as though I've learned the entire process and with proper precautions taken in the beginning its no problem to demonstrate nonpayment of rent to the court.

    Tough for some Landlords because they make a minor mistake, easy for other Landlords because we know what we're doing.
