Talk to the responsible tenant who you have good communication with. Chances are good he is wore out with the unemployed member of their group also. Explain that you want him and the other good tenant to stay but the unemployed, problem member of their group has to go. Tell him that you will serve them with a thirty day notice that the current lease will be canceled and a new one will be issued that will not list the unemployed, problem member as a tenant and he will have to move. Be sure to explain that it does not matter if the problem tenant finds a job or has money. He is going. If the two who remain want to move a new third member in, explain that this person will have to qualify financially and be listed on the lease. You can always write another lease later to include this person.
