I got the information from the Real Estate company that manages my rental properties. They tell me in most cases bringing the x-tenant to court will only result in a judgment in the landlords favor with no recourse to recover monetary damages. In other words in Florida you are wasting your time and money! If this is not correct please let me know and I will bring it up to my Rental Agent!

True to a point unless you are prepared to agressively collect on the judgment. Call your local clerk of courts and ask them if you have the ability to file a garnishment through the courts. It's a simple question to ask. And I think you misunderstood your Real Estate co. I think they mean to say thet you will be wasteing your money and time bring a suit against a tenant if you don't follow through with collecting whether through an outside agency or garnishment through the court.
