It's not necessarily a risky investment for the landlord if the boyfriend leaves since the current occupant is paying the expenses, but if the boyfriend obtains residency and then the current occupant leaves and he is left behind, that definitely could place the landlord at significantly higher risk.

And, what do you do when the old ladies move out with no one to replace them because they are tired of being kept up at night by the tenants "couple's noise?"

A while back I suggested doubling up on the wall with extra insulation because the snoring was traveling through and keeping the tenant on the other side awake. Everybody thought ear plugs were good enough. But the couple's noise seems to be another issue I guess.
