Refer to your original lease for this tenant -- when the original lease expired and you switched to M2M, the terms of the original lease continue to be effective. So if the lease allows for showings after notice to vacate, then yes you can show. If tenant obstructs showing, you can evict for violation of the lease, after posting C/Q notice. If your original agreement is M2M rental agreement, then again you must refer to the language of the agreement to see if you have the right to show. Have you read thoroughly the LL/T law for CA? That may also contain a solution for you.
