I had an Application that had a clause to the effect that I could retain $50 if the Applicant withdraws the Application within a week and 1/2 of the holding deposit if after. I once went to Court with an Applicant who changed their mind a little more than 3 weeks later with the same Application and Stipulation. The Judge gave them a Judgment against me for the entire holding fee. I never understood why. I lost a months rent plus. The recent Applicant did not want to give me the $50, but eventually offered to let me keep the $35 Application Fee. She at least caught me just before I put the App through this morning. I see the LPA App has it covered. I am going to start using that one. I would like to know the reason it is not good to convert the SD to Deposit? I have normally done that. I am learning so much about my mistakes from reading this forum. Thanks for the info.
