Maintenance and add ons...

My tennants are starting to maintenance me to death with little things. My lease states anything under 25$ is their responsibility. I have yet to stick to this and have fixed several little things under $25.00. (kept the receipts though)Now, they want a automatic garage door opener. They knew it didn't have one prior to move in. I would like to have one too added on the home. How should I go about this add on? Charge them/don't charge them anything?!?! Thanks so much for all advice...!!!

Well, if you want to keep giving into their demands, go ahead, but it will never stop. Why give them a garage door opener if it didn't come with one when they signed a lease? Tell them if they want on, they pay for it. And for future request, to put them in writing and you will address repairs that are necessary. Further more, tell them from now on, the lease is being enforced with all minor repairs at their expense.

An alteration or upgrade to the property...my lease states must be approved by me, tenant must pay full cost of it, and it remains with the property when tenant leaves. So if tenant wanted auto garage door opener, I would approve for them to buy and install, or I buy and install and they pay bill with next rent payment. Of course I would remind them that it stays with the property when they leave.

If you agree to let them have it, It must be approved first IN WRITING, signed by BOTH parties, and they must have it installed by INSURED PROFESSIONALS.....not themselves, or their brother-in-law, etc. Somebody like SEARS. Remember, this is electrical, so you don't want some amateur causing a fire in your wiring. They pay for it, and it STAYS when they leave. I bet you they decide that they really don't need one after all. And start enforcing your written agreement as far as all these little annoying maintenance issues. Do they get prior written approval, and make a written request? I bet after you stop reimbursing them, they won't need to do so many "improvements".
