An alteration or upgrade to the property...my lease states must be approved by me, tenant must pay full cost of it, and it remains with the property when tenant leaves. So if tenant wanted auto garage door opener, I would approve for them to buy and install, or I buy and install and they pay bill with next rent payment. Of course I would remind them that it stays with the property when they leave.
