70 degrees does not warrent a cooler. Tell her with this type of unit, it can't go back and forth. It's in heat mode now and will not be switched to cool until X date. Otherwise, she will be at you daily to switch it back and forth during this fluctuating temperature.

Yeah tell her that you don't care whether she is comfortable or not and see how good a tenant she becomes.

I agree that 70 is fine, but it has been all over the 70s. When it was 77 yesterday it was 84 in my house. We had ours switched over the same day. My theory is we are dealing with it and she should too, but at the same time, happy tenants are a good thing. At this point opening windows or doors is enough to keep cool though, since it is cooler outside than it is inside. I just don't know what to do here that will keep everyone happy. Oh yeah, we have never been ones to say that we switch on X date, but rather let us know when you are ready to switch and we will get it done asap. We only have 4 units, so that usually works. We decided to get hers done before she moved in because it had gotten down into the 30s for 2 or 3 nights that week so it seemed like it would be easiest to have it ready for her to have heat.

Yeah 70 degrees is awesome, however "70s" encompasses a 10 degree range, and most people would agree that the upper 70s are beyond the range of comfort. My point was that if someone sees a swamp cooler in a unit, rents it, then finds out they can't use the swamp cooler even though they are uncomfortable, that might cause some problems. I would offer to switch it back. 20 dollars is a pittance if it is the difference between a good relationship and a bad one.
