What have you been doing for past tenants?

We have never had anyone want it switched back before. What we normally do is change theirs over whenever we change our own. We call and ask if they are ready or post 24 hour notices that we are doing it so some combo of the above. When we signed papers with her on the 29th we were talking to her about the system because she has never lived anywhere with a swamp cooler before and let her know at that time that we would be getting it switched over before she moved in.

What you are going to have to do is put the change over date in the lease. It does not have to be a specific date. You can say something like "the second week of." Make it clear that there will be no other switches off or on. If you can not stop this thing now, you will face the same thing at the end of the season.
