If you have already had it tested, have the contractors who tested it give you something in writing. Give a copy to the tenant & keep one for yourself. It was tested and found to be "clean". As far as I can see, you are covered.

thank you for your feedback. I have not actually tested for mold. I contractors who are mold experts come out and visually inspect the area where he claims to see mold. contractor told him the spots he sees are discoloration and in one case the backing of the sheetrock where we pulled part of the wall during the inspection. I offered to do the home test and to purchase the environmentaly friendly cleaners. Tenant would not accept anything but a specific test that he found.
