Let common sense rule here. Tell her the winterizing has already been done. Let her know she can open a window, and put in a few window fans. The weather is only going to get colder from now on. Maybe it was just a spell of Indian Summer. Don't let her become too demanding.....and don't YOU become too accommodating. You are setting yourself up to have a tenant with a constant list of complaints. Just tell her the heating/cooling switchover is done at the same time as yours, and at YOUR discretion. If you can live under those conditions without hardship, so can she.

This is basically what I went with and offered her a fan. My husband kind of set us up for trouble the day we signed the agreement with her. She wanted special fine screens and offered to pay half for them. He said that since the screens needed replaced anyway that we would pay for them 100%...so now we will be paying $30 per window for these special screens when reg. ones I am sure would have been less. So, this has led to her asking for a new kitchen sink and a shower door instead of the curtain. Told her no for both of those and now she also did with the cooler. Just need to get the boundries re-set back to where they belong! I am working on that! Don't get me wrong, we will do anything that the unit NEEDS, but we will no fulfil all her WANTS.

good for you! I've said it before, as a LL, no good deed goes unpunished. I've been bitten in the ass by trying to be nice to tenants.
