If you agree to let them have it, It must be approved first IN WRITING, signed by BOTH parties, and they must have it installed by INSURED PROFESSIONALS.....not themselves, or their brother-in-law, etc. Somebody like SEARS. Remember, this is electrical, so you don't want some amateur causing a fire in your wiring. They pay for it, and it STAYS when they leave. I bet you they decide that they really don't need one after all. And start enforcing your written agreement as far as all these little annoying maintenance issues. Do they get prior written approval, and make a written request? I bet after you stop reimbursing them, they won't need to do so many "improvements".
