I have, but thats because I researched A LOT and bought at a great price. But like I said, you have to take the long view on property value.

      I raise the ret every year. If you have a quality product and have the market cornered then you can do what you want. Supply and demmand. Since there are so many houses in forclosure I have found the good rentals in my area are one bedroom apts. 2 and three bedroom places tend to be for families and with prices so low people can just buy a house. I cater to people in their 20's who don't want the hassel of a house or cannot take care of one. There is a limited suuply of 1brs in my area so I can set my price.
