Is it acceptable to require an applicant to pay up the security deposit due on rental a few days after they have been notified that were approved? I have an applicant who i approved and I told her that she had to provide the security deposit within a week. Initially, she was OK with it, but she just called me (on the day we were supposed to meet to collect the depost) and told me that the SEC 8 office told her that I can only collect the deposit when she moves in, which is 2 months a way from now. This is crazy. SEC 8 has nothing to do with the security deposit.

You never want to rent to anyone who claims to know about landlord laws and regulations. If the tenant is starting out like this now, expect more later.

Section 8 has no business involving themselves in the SD. Let the prospect know that if she wants you to hold the unit for her, she will need to pony up non-refundable the "holding fee" of $XX dollars, which will convert to rent when she signs the lease.

It is apparent that Sec.-8 tells them that. I have heard that over the years by many of them. I've told them "I won't hold my place for you WITHOUT a deposit" They don't pay it, they don't get it. They lose the money if they change their mind. Well, you can't hold a place for 2 months and not expect to lose something. There is nothing else to stop them from backing out of your place.

I had one change her mind and lost her deposit/rent. She held up the house for over a month, they are f*en idiots to think they can tie up your rental that long and just change their minds. I had them give the deposit when I filled out the lease approval forms.

As it is right now, I am free of Section-8 tenants, we havn't accepted any for several years. And when they call me now, I tell them, I am not taking S-8 if I can help it, I hate Sec-8 it is the biggest, worthless piece of shit of a program, and I tell the tenants that.

I just can't believe the losers out there, no one qualifies to rent my places. I have 2 applications on a house and neither one qualifies.
