Tenant Cashes Deposit Refund Check

If a tenant does not give 30 days notice as PA state requires, but landlord returns deposit (-) and deductions for damages and (-) a charge for early termination and the tenant cashes the check, does this mean the tenant agrees at the time or should they hold deposit payment if they want to recover full deposit?

I do not think you will be hearing from the tenant again. Next time you might write something on the back like "full payment without recourse."

Check your state laws regarding this. In my state you can even write it on the check, and the tenant can still cash it, but can still take you to court.
