Potential tenant called and first asked if I was interested in a rent to own contract for our SFH. I told her no and then she asked how long of a lease I would allow?

In the past I have done a couple 2 year leases, with success. I like the long term commitment. She gave me the impression that they were looking for more than two years. I have an appointment to show the home to this family tomorrow.

Question is what is the longest lease term that you have done, heard of etc.? Are there underlying problems with long leases? If they qualify and are willing to sign for 5 years, yahoo! Is my instant reaction but a little caution light went on also. What does this forum think?

People looking for long term leases are often (not always) people who are real pains in the ass. The reason they want the long lease is so that you don't have the option of not renewing it for a while. I'd never give more than a year. I actually don't even do leases right now, m2m contracts only.

I shoot for 2 or more year lease terms, but most of the time, I'll accept a 1 year lease.

I've been doing this 30 + years and have found that a fixed term lease is more stable. I use the LPA Lease and feel it works best for residential single family homes for 1+ year leases.

I have a tenant whh started out on a 1 year lease and has renewed every year for the past 25 years.

If you have a tenant willing to commit to a 5 year lease, it could be a very good thing if they are qualified.

**I know many of the other landlords on this forum feel safer with a month to month lease for fear of being "locked in" to a tenant, but I prefer to be "locked in" to a solid tenancy.

When a tenant goes bad, he usually violates the lease by non-payment, it is easy enough to terminate the lease and evict.

I like that the LPA lease gives me the unilateral right to terminate with 30 days notice even with a fixed term. (Have the tenants initial that clause if you're worried about enforcing it- but I never had a problem enforcing it.)

Ohter than what others have noted, I think the one major default would be not being able to raise rent. Whcih is probably what the tenant is looking for, paying the same amount for 5 years, no chance of an increase.
