I am a new LL, and just join LPA as a member. I learn that LL can do the periodic check on the property. How often should the check be done? bi-weekly or monthly? If LL does the check alone, then what if the tenants complain their personal belongs are being missed?

My answer to you is "It depends".

I do checks more often on tenants I am more concerned about than others I have complete confidence in.
I hardly ever do inspections on most of my tenants because We check them out covertly when a maintenance item or repair has to be done and make notes of any signs of problems or vice versa.

Other than twice a year, I do not think you would be providing a tenant "quiet enjoyment" of the property. In my opinion, I think an inspection prior to winter (to check furnaces and replace furnace filters and air ducts, etc) would be a good time to start. Additionally, possibly in the spring, right before the main thaw (to check for possible leaks in roofing, etc).

Other than that, I do not inspect any property unless I have obtained a reason to. For example, I live in a 4 unit property and I recently had a kitchen sink supply hose leak. I notified the tenants that I would be checking their units as well to make sure none of them had a similar issue. I think they actually felt safer that when I noticed an issue in my unit that I was smart enough to make sure they didn't have damage as well.

Basic preventative maintenance can always be used to gain entry, but as stated above, more than a few times a year could be considered infringing on their right to "quiet enjoyment" of the property they pay to use.

The only other time that an inspection might be conducted, below the radar, could be to maintain the smoke and carbon monoxide detectors. Check the batteries and make sure they are in working order.

I have been a LL for over 20 years. We never do the periodic check on the property.

usually 4 to 6 months for me. I never had any complaints of belongings missing but you make a good point. Maybe it's best to enter only when tenant is present.

I try not to bother the tenants. I usually enter the property for reasons, such as repairs.

Just want to share my experience with you - I got a case that I'd better to check my property more often than usual.

The tenants change the lock without making any effort informing me.

My tenants try to save the energy bill by changing the setting of the temperature of the hotwater tank, then report to local Health Department that the hot water is not hot enought.

I lived there for 10 years before renting it out. I had never seen a single mice. The tenants keep the garbage can open, left the dirty containers and dishes in the sink, remove 2 stations (those are mice treatments), never clean the mice droppings in the property, etc, and report to Health Department.

The tenants keep telling me they do not want to pay the rent.
