What if put the words that "the tenants are responsible for the first $100 for each repair" on the residential rental lease? What is the maximum number about it? I get this deal from rental realtors.

Many leases including the LPA Lease have similar clauses.
It should be limited to what is "reasonable"

If contested in court, a judge would want to feel you are not subjecting your tenant to any unreasonable conditions in the lease.

I use a similar clause in my tailored LPA Rental Agreement. I think I use about $75. Basically, I take care of every repair, no matter what, but this helps to thwart off stupid requests such as changing a light bulb. I would rather take care of any issues my units have personally, then have them attempt any repair job on their own, or hire someone that isn't qualified.

If you have that clause, expect tenants to ignore any small repairs because they won't want to pay for them. They will wait until the repairs cost more than $100 and will expect you to then fix those. Expect tenants to incorrectly repair items (and those will cost you more to fix later). Most tenants don't know how to make simple repairs - like fixing a running toilet, a simple drip in the faucet, or a loose door knob.

I used to have that clause in there. Until my tenant tore out my high-end, name-brand faucet and replaced it with a cheap plastic one with no sprayer. All that was needed was a $10 repair kit (springs and seals), and to remove one screw to repair it. He didn't know how to fix it. So he threw out my $200 faucet and replaced it with the cheapest plastic $25 one from Walmart. I took that clause out immediately.

I'd rather they call me about all repairs than attempt them themselves.
