I use a similar clause in my tailored LPA Rental Agreement. I think I use about $75. Basically, I take care of every repair, no matter what, but this helps to thwart off stupid requests such as changing a light bulb. I would rather take care of any issues my units have personally, then have them attempt any repair job on their own, or hire someone that isn't qualified.
