she's not tearing up my house bothering me all the time, keeps property maintaind and all other payments are paid.

The number one requirement to be considered a good tenant is that the tenant makes ALL payments in full and on time. If they don't meet that first requirement, then they are not a good tenant. This is a business, not a social club. DO NOT FORGET THAT! Your tenant has broken a trust AND stole from you.
