Ohter than what others have noted, I think the one major default would be not being able to raise rent. Whcih is probably what the tenant is looking for, paying the same amount for 5 years, no chance of an increase.

Unless you include a clause that says that the rent will automatically increase by X% or $X at the end of every 12 month period, or some such language.
